A wooden floor will require some type of sealant to prevent water damage and general traffic damage. The most popular type of floor finish used to be solvent or oil based floor varnishes. Those type of very smelly types of floor finish are not in fashion anymore for few good reasons. The oil based floor varnishes were very durable and very nice, when freshly done but in 99% of the cases, the finish will turn yellow or a dark yellow finish. It is very hard on eyes and it makes the whole space look tired and dark.

The oil based floor varnishes are different than water based floor lacquers. A water based floor varnish or lacquer, will be fully absorbed by the wood and it will not glaze the surface of the wood. The oil based varnished will create a fine glazing over the wood surface. Here is where the problem starts.
- Light – a very important factor why your floors are very yellow even if the wood under it is pretty white, is the light. Wood floors sealed with oil based varnished but located in very dark rooms, are likely to yellow faster and to achieve a very dark yellow finish.
- Chemicals – oil based floor finishes will react with all types of cleaning products and it will darken up the floor finish over time. It is highly recommended to use specific wood floor cleaning products and proper flat mops
- Uneven Use – areas that get a lot of traffic are likely to become more yellow than areas with less traffic. It happens and there is nothing that can be done to avoid this uneven use.

The floor will require a fine sanding, priming and few coats of water based floor finish. Water based floor finishes are not yellowing and are as durable as solvent or oil based floor finishes.
